If you are an NRI and wish to invest in real estate in India, having an NRO or NRE account is a must, which can be opened in any of the scheduled commercial banks in India. It is compulsory for NRI property investors to make transactions through Indian banks using NRE/NRO accounts for any inward money remittances. The rule is set by the Foreign Exchange Management Act (FEMA) and the Reserve Bank of India (RBI) regulation.
NRIs are allowed to transmit funds to India from overseas. The transaction can be done through standardised banking channels or by using the balance of an NRE, NRO, or FCNR account when making a payment for property. In case the NRI is unable to make the transaction in person, then they can appoint an agent through a power of attorney, who will act and do the transaction on their behalf. The agent can be anybody, either a relative in India or someone else.
